Carlson was selected to provide pre-construction and construction phase services for the construction of the Burlington Station Mixed Use Development located in downtown Downers Grove, Illinois. The 2.03 acre former bank site is located in downtown directly across from the commuter train line.
The $16,500,000 project consisted of 89 newly constructed luxury market rate rental apartment units with 48 each one bedroom and 41 each two bedroom units. The development also includes 6,500 square feet of amenity and club space as well as a 135 stall podium parking structure.
During the preconstruction phase, Carlson worked with lead designer BSB Architects to develop the most efficient building systems for the project and maintain the overall development budget determined at the schematic design phase. The team work in conjunction with the village of Downers Grove building & engineering department to ensure that all International and local amended codes were accommodated within the final design.
Carlson developed logistics and staging plans to facilitate the zero lot line site to accommodate all of the hoisting, placing and material delivery requirements with limited disruption to the existing downtown businesses or commuters. A site specific safety plan was also developed to ensure that both the general public and workforce would be protected at all times.
