Carlson was selected to provide design build services for phase I & II of Liberty Meadows Estates, a combination of 164 energy star rated single-family homes and duplexes ranging in size from 1,800 to 2,250 square feet.  The project included a clubhouse, management office, and adjacent central community recreation area for use by the residents of the community.  This community was sponsored and developed by the Housing Authority of Joliet utilizing the Low Income Housing Tax Credit Program (LIHTC) in an effort to revitalize and replace its housing inventory that dated back to the early 1950’s.

Even though Carlson was contracted to originally develop plans that ranged in size from 1,400 to 1,800 square feet, we exceeded the criteria by designing and constructing homes from 1,800 to 2,250 square feet.  This meant the units were an average of 22% larger and far more compatible with today’s lifestyle, while simultaneously maintaining the original project budget.  The homes were also designed based upon ease of maintainability and interoperability of building components utilizing similar mechanical units, windows, doors and other materials that can be replace universally on any home as well as all State, Federal, H.U.D. and A.D.A guidelines were followed.

Carlson also constructed the site infrastructure including mass grading, storm water management areas, wet and dry utilities, on site roadways, sidewalks, street lighting, a pedestrian trail network, reconstruction and widening of an offsite arterial roadway.
